How we look after your Hobart property
Hobart Short Stay Management looks after more than 120 short-stay homes in Tasmania. Our Hobart team runs pricing, guest messaging and owner accounts, and our cleaners and trades look after your property day to day.

- Paid weeklyEvery Wednesday we pay out for the past week's check-outs, with a statement showing each booking and expense.
- Rules and paperworkWe help you with council requirements, owners corporation rules, fire safety checks and the state short-stay levy.
Fees
Simple, and the same as for our Hobart owners.
How it starts
- Free appraisal. Send us the details or give us a call. We'll look at similar Hobart listings and talk you through what your place could earn.
- Sign up. Sign our management agreement and fill in one property details form.
- Get guest-ready. We organise photos, linen, cleaning, the listing and pricing. If the property is ready to go, bookings can open within about a week.
- Get paid. Payouts land every Wednesday, with a statement for every stay.
Already on Airbnb? We can take over your listing from day one. It keeps its reviews and Guest favourite status, so there's no starting from scratch.
What the home needs
The basics every guest expects. We'll send you the full checklist and help source anything missing.
- Plates, bowls, mugs, glasses and cutlery for every guest, plus pots, pans and basic cooking gear
- A doona and pillows for every bed, and a mattress protector for each one
- A hairdryer, iron and ironing board, vacuum, and a clothes horse
- Working smoke alarms, a fire extinguisher and a first aid kit
- WiFi, and a digital lock or two lockboxes with two sets of keys
- Outdoor seating for the full guest count, and a BBQ if there's room
Permits, rules and insurance
Do I need a permit? In Tasmania, sharing the home you live in usually doesn't need a permit. A house or unit that isn't your main home usually needs a planning permit from council. We can help with the application.
Insurance. We strongly recommend specialised short-stay insurance. Airbnb and the other platforms have their own cover, but it shouldn't be your main policy.
